What is a Property Finder?

A Property Finder is employed solely by the ‘property buyer’ to represent them through the property buying process.

Are you an Estate Agent?

No. Estate Agents are employed by the ‘seller’ of a property. A Property Finder works exclusively for the Buyer, and in the Buyers interest.

Is it expensive?

Employing a Property Finder can be self-funding. Working on the buyer’s behalf, Property Finders often achieve price discounts & reductions that easily cover their fees. Our fee is between 0% and 2% of the purchase price payable on completion, depending on the deal.

How Does It All Work? (House Purchase)

Premier Property Finders will offer you a selection of properties that we have on our books. You choose which one suits you.

After you have agreed to proceed with us and have signed our contract, the next procedure will be for us to find you a suitable mortgage from one of our several trusted mortgage brokers. We will endeavour to procure the best deal for you.

We will then instruct a valuer to visit the property and give us a valuation on the market value and the rental value. (This valuer is working on behalf of the mortgage lender).

Once we get the report back from the valuer, we will be able to assess how much money the mortgage lender will lend you. Depending on what that amount is, and what % the Loan to Value (LTV) is, we will determine your deposit. Premier Properties are able to secure great discounts for you, on the Market Value of your property.

It is then dependant, time wise, on the mortgage lender, but can take anywhere between 2 weeks to a month for the money to come through, so that you are then in a position to complete on the property.

That is basically it! Premier Property Finders can ensure everything is running smoothly for you, by guiding you through the whole process, and therefore relieving you of any of the hassle normally involved with a house purchase…(We will discuss your personal options with you, and help you make the right decisions according to your requirements).

You will be required to use our recommended solicitor.

The only fees paid by you, will be your valuation fee, solicitor fee, our finders fee (if applicable), and mortgage fees, (which are normally added to your mortgage), and the deposit.

 

Rent to Own

Our rent to own scheme is a very simple way to get you onto the housing ladder.

Once you have selected a home, contact us to arrange a viewing. All the properties listed explain the payments required for you to move into your own home. If you decide to proceed we have a simple application procedure.

So, if you would like to own your own home, we’d like to help your dreams become reality.

 

Payment Details

1. You pay a low initial deposit to secure your home and to move in.

2. You pay monthly rent (option 1.) and deposit “top up’s’ for (options 2 and 3).

3. The monthly deposit “top up” builds to fund your 10% deposit upon purchase.

4. The purchase price is FIXED for 5 years when you move in. Each month the growing deposit increases your equity.

 

Application Process

1. You complete a simple application for the property. If you are successful you pay the deposit to secure your home. You can move in within 7 days if you wish.

2. We prepare legal contracts for you and your solicitor. (We pay your solicitor bill if you use one recommended by us). Once completed, contracts are exchanged and the house is yours! You move in now, but pay later.

3. In addition to your legal agreement to purchase, you are given a tenancy agreement which will remain in place until you buy.

4. We are legally committed to the sale and cannot withdraw, change the price, or sell to anybody else. You can walk away at any time.

5. At any time within the agreed period, you can buy the house with a mortgage using your deposit fund. We may be able to help you obtain a mortgage if required.
